Below are some of the rules, regulations and conditions of the lease which you will be required to sign. Please read and understand them.

1. Rent is due and payable on or before the_________ of each month.

2. River Ratz RV& Boat  Storage (Operator) is only renting you space in which to store permitted materials. River Ratz RV & Boat Storage IS NOT A WAREHOUSEMAN, is not agreeing to store your materials or assuring any responsibility whatsoever for your stored materials.

3. River Ratz RV & Boat Storage DOES NOT INSURE the contents of storage units. You should contact your insurance agent concerning insurance for your stored goods. Again, we do not insure your property.

4. You must use the padlock provided by River Ratz RV & Boat Storage to put on the storage unit that you are about to rent. This lock must remain on the storage unit from the time you rent it until you vacate your storage unit.  All keys must be returned at the end of the lease.

5. Operator has the right to sell Occupant's property if Occupant fails to make payment timely.

6. Property with a value in excess of $5,000 cannot be stored without the Occupant's proof of insurance.

7. STORAGE OF THE FOLLOWING IS PROHIBITED: flammable, explosive, dangerous or hazardous materials; animals; uncontained food stuff; fertilizer or anything that River Ratz RV & Boat Storage considers a nuisance.

8. The following activities are prohibited: work on vehicles or machinery involving cleaning, painting, welding, body work, or any other work that creates a hazard, noise nuisance or odor nuisance.

9. You are responsible for damage to gates, driveways, doors, hallways, interior of the rented storage unit and exterior of the building caused by yourself or anyone else using or coming to your storage unit.

10. You must dispose of your trash in the container provided. If no container is provided, trash must be removed from the premises. Large items may not be disposed of on the premises. Cardboard boxes must be broken down before being placed in the trash container. You will be charged for any trash left behind or disposed of improperly.

11. Electricity is provided (if at all) ONLY for lighting installed in the storage unit.

12. You are required to provide us with any address changes in writing. If we cannot contact you at the address that you have given us, we will assume that you have abandoned the leased storage unit and the contents.

13. If River Ratz RV & Boat Storage determines, as provided in the Lease, that you have abandoned the storage unit and/or any property stored therein, it has the right to enter the storage unit and/or dispose of such property in a commercially reasonable manner without incurring any liability, obligations or duty to you whatsoever.
